Privacy notice
Effective October 19, 2026
SilverCity.Luxury is the website of Michael Carpenter, Qualifying Broker of Prosper Real Estate, 4440 N Sonoma Ranch Blvd Ste E, Las Cruces, NM 88011. This notice says what we collect when you use the site and what we do with it.
What you send us
When you request a showing or send an inquiry, we receive what you type: your name, email address, phone number if you give one, your message, and the listing you were looking at. We use it to reply to you and to arrange what you asked for. We do not sell it or share it for advertising.
If you create an account
An account is optional. If you create one we keep your name, your email address, your phone number if you give one, your favorite homes and the searches you save, and a record of the homes you look at on this site, including homes this browser looked at before you signed up. Michael Carpenter uses this to help with your search and may email you about homes you have shown an interest in. We call or text you only if you ticked the box agreeing to that, and you can untick it on your account page at any time.
You sign in with a code we email you; there is no password. You can delete your account from your account page: that removes your details, your favorites and saved searches, and your viewing record.
What is recorded automatically
Our multiple listing service requires websites that display its listings to keep a record of visits. For each page viewed we record the time, the page, the internet address and browser of the device, the country it connected from, and the page that linked to ours. We keep this record for about thirteen months and then delete it. We use it only to meet that requirement and to keep the site secure.
We do not use advertising cookies and we do not run third-party analytics. We set our own cookies: one keeps you signed in for up to six months, and one gives this browser a random identifier for up to a year so it can remember which homes it has looked at, so that your history is there if you create an account. Without an account that history is not tied to your name, and we delete it after 90 days. Signing out or clearing your browser's cookies removes both.
Services that help run the site
- Cloudflare hosts the site and the photographs, stores your requests and account details with encryption, and protects the forms from abuse (Cloudflare Turnstile).
- Cloudflare and Microsoft 365 carry the email that delivers your request to us and sends you a sign-in code.
- OpenFreeMap and unpkg supply the map, and Google supplies the 3D imagery when you open the aerial view of a home. Your browser contacts these services directly when a map loads, so they see your device's internet address.
Your choices
You can ask what we hold about you, ask us to correct it, or ask us to delete it, by writing to broker@silvercity.luxury or calling 575-652-0344. We may need to keep records that real estate license law requires a brokerage to keep.
Changes
If this notice changes, the new version will be posted here with a new effective date.
